What to do if your roof leaks

By Stacy Mellete

Roof leaks are common in Florida and must be addressed quickly to prevent further damage to your home. Here are some simple steps you can follow to assess and mitigate the damage from a roof leak.

Minimize the water damage

Leaks start with damage to your roof, but water infiltration can ruin your ceilings, walls, and personal property if left unattended. Once you spot water leaking inside your house, remove furniture and electronics away from the water, put plastic covering around all the valuables in the vicinity of the leak, and place a container so that it catches the leaking water.

Inspect your attic

Sometimes the source of the leak is not directly above the dripping ceiling. Identifying the source requires looking through the attic for wet spots or small openings that let light in from outside.

These will be much more accurate indicators of the part of the roof that needs fixing.

Repair minor damage

Once you find the source of the leak, it is  time for proper roof repairs. You should only undertake repairs yourself if you can provide a permanent fix.

For instance, with something like a damaged vent, some people attempt a quick repair using a caulk rather than replacing the vent.

However, that is never a durable solution, even for small leaks. Replacing the damaged vent would protect your property from further damage and hassles. It is always advisable to hire a roofer specialist, so that you don’t end up with bigger roof problems later.

Cover your roof

If you cannot make roof repairs immediately, it is best to use a plastic covering over and around the area of the leak. It will keep water from leaking in and further damaging the interior of your house. This will give you more time to assess your situation and contact a professional for help.
