5 Areas to Cover During Your Commercial Roof Inspection

Inspecting the roofing system of your commercial property helps you keep the entire structure in top condition. First, you have to learn which areas of the roof you have to tackle first.

1. Gutters and Drains

These are the first roof features you need to inspect. Pay attention to any leaves, dirt, and other debris that may have collected in them. Serious roof damage may occur as a result of standing water, which happens when water cannot leave the roof the way it was designed to do. Also, check the seals of these features to make sure water goes through—not around—them.

2. Penetrations

These refer to vents, stacks, skylights, HVAC equipment and other roof protrusions. Make sure the condensation coming out of HVAC units go through the drains. Also, check the area surrounding these penetrations for any surface damage. Pursue roof repairs right away if you find warping on the membrane.

3. Roof Surface

It may be simple to inspect, but this aspect shouldn’t be left out in your commercial roof inspection plan. Find out if it has sustained physical damage from objects that have been dropped from a height or excessive foot traffic. See if it has blisters or separation between the roof layers as you walk on it.

4. Flashings and Roof Edges

Inspect the roof terminations and edges for cracks or splits. Examine the metal flashings or expansion joints to see if they are working as intended. Masonry walls must also be checked to identify whether moisture has penetrated through.

5. General Defects

Lastly, pay attention to the various defects that may be found in the roofing system. These include small holes on the roof surface, signs of wear and tear, and cracks where moisture could seep through.
